Multiple Homes - Birtles Place, Macclesfield

BIRTLES PLACE, MACCLESFIELD

Birtles Place is an exclusive Bartholomew Homes development of 18 semi-detached properties situated on Birtles Road as part of the expanding requirement for family accommodation in a quiet part of Macclesfield, Cheshire.

The site consisted of a listed, derelict 2-room farm cottage within farmland, ownership taken over by the Council in 1960. The plot is overlooking greenbelt countryside to one side, allotments behind and residential development opposite the site on Birtles Road and towards Macclesfield town centre. The developer committed to enhance the plot prior to building by planting of mature Hornbeam trees and refurbishing the culvert/watercourse and the access to the allotments outside of the plot for all. The site needed a sympathetic layout to fulfil the NPPF of economic, social and environmental, sustainable development with an attractive aesthetic, ergonomic layout within a well-designed and landscaped setting. Local demand for 4-bedroom houses has been made possible on a small built footprint using three-floor accommodation layouts, built partially within the roofline, using Velux Conservation roof lights to draw in natural light and ventilation. This has allowed significantly more external amenity space.

This extremely successful and landmark development has been constructed and presented to a ‘best in class’ specification for homes in this price bracket, offering flexible living space, four double bedrooms, two with en-suite bathrooms and a family bathroom. Two EV chargers, off road parking, flexible open-plan ground floor living spaces with three-quarter height windows on the front elevation to make the most of the views. Completed in two phases, all properties have now been sold.
