New Build, North Wales

This modern replacement dwelling is situated in a stunning coastal setting enjoying uncompromised panoramic views out along the Menai Straits. From the very beginning the design ethos for this project were privacy, openness and views. The buildings orientation and form evolved to maximise the stunning views from the moment you enter through the front door. The solid form and smaller more refined window openings visible on approach to the building creates the sense of privacy, while the large expanse of floor to ceiling glass to the rear promotes the feeling of openness and connection to the surrounding landscape.

To prevent over complicating the modern design the refined material pallet is made up of Render, Aluminium, Zinc and Welsh Slate all of which have strong links back to the immediate maritime locality of the site. The materials are about framing, layering, textural contrasts, and solid and void. The combination of these design considerations help integrate the building seamlessly into its coast line setting.

Sustainability and efficiency were also prominent in the design brief and utilising the environmental conditions to create a comfortable, consistent internal living environment was of high priority. As previously mentioned, the orientation, building fabric and openings coupled with premium performance insulations, thermal massing and thermal gains, Brise Soleil, underfloor heating and whole house ventilation system, achieves a sustainable internal environment. 

Outside, the simplistic yet carefully considered landscaping naturally lures you towards the breath taking views over the water. The inclusion of a feature composite deck pathway which extends out and cantilevers over the sea wall provides the illusion of a jetty extending out from the water’s edge. 

Constructed by OBR Construction, the success of the building was highlighted by winning a LABC Building Excellence Award for Best Individual New Home.
